Thriplow Grain Store Redevelopment

Carter Jonas has secured planning permission on behalf of MPM Properties Ltd for 26 new homes, access and open space on land in Thriplow, Cambridgeshire.

Carter Jonas has been working on the scheme since 2021. The site formed a draft allocation in the Thriplow and Heathfield Neighbourhood Plan, which was adopted in 2025, and the team worked closely with the Neighbourhood Plan Steering Group and the parish to refine the allocation policy and ensure the emerging scheme aligned with community aspirations.

While the original allocation proposed 20 homes, Carter Jonas successfully demonstrated that 26 homes made better use of the site, provided additional affordable housing, and met the design aspirations of the Neighbourhood Plan.

The approximately 3-acre (1.23-hectare) site is currently a grain store and agricultural storage buildings, sitting between the village’s Conservation Area and the Green Belt. The redevelopment will see the grain store relocated away from the village alongside the delivery of 26 homes, including 10 affordable homes. Benefits include the retention of Green Belt land as public open space, significant new landscape planting and Section 106 contributions to a variety of local causes, including local play equipment, cricket facilities, allotments, a community archive space and enhancements to the local church and village hall.
